The 11 to 13% figures elsewhere are gross short-let at high occupancy, on stock that has not been let. I will not print a Dubai Islands yield at all, because it is off-plan and almost nothing has been delivered, so any figure would be a projection on an empty building. My working expectation once these hand over is around 7% plus gross, and I am telling you that in a sentence rather than a headline number for exactly that reason.
