55 of the live launches sit here, which means the widest choice going in and, far more importantly, the only genuine resale market going out. Everywhere else on the islands you are relying on one or two buildings to set your exit price.

Infrastructure already in the ground

Six marinas, the Infinity Bridge connection and the first residential handovers land 2027–28. You are buying into the most complete of the five, not the best render.

The mall is being built, not promised

Dubai Islands Mall broke ground in 2024 and the shell is up. Roughly 200 retail units, targeted to open Q4 2027. On an island where most amenities are still renders, this one is concrete.

11–13% is not a yield you will see

That figure is gross short-let at high occupancy, on stock that is almost entirely unlet. On the entry 1-bed my numbers come out at 3.7% net long-let. Ask anyone quoting 11% which building achieved it, and for how many months. There is exactly one delivered project to point at.
