Dubai Islands is one of Dubai's most active off-plan markets right now. The average price sits at AED 2,514 per sq.ft, roughly 16% under Palm Jumeirah on DLD twelve-month data. What that number does not tell you is that nothing here has completed and been let yet, which is exactly why I publish list prices and payment terms rather than yield projections.

The process

How buying off-plan here actually works

Six steps, in the order they happen, with the part brokers tend to skip written under each one. None of this is unusual in Dubai. It is just rarely spelled out before the deposit.

I am paid by the developer, so none of these steps costs you a fee. That also means you should read what I write with that in mind.

  1. 01

    Reservation

    A reservation form and a deposit, usually 5–10% of the price, holds the unit. Paid to the developer, not to me.

    Reservations are rarely refundable. Do the maths before this step, not after it.

  2. 02

    Sales & Purchase Agreement

    The SPA follows within 14 to 30 days and sets the payment plan, the completion date and what happens if the developer misses it.

    Read the delay clause. That single paragraph is the whole risk of buying off-plan.

  3. 03

    DLD fee and Oqood

    Dubai Land Department takes 4% plus AED 4,200 admin, and registers the sale on the Oqood off-plan register in your name.

    Not registered on Oqood means not owned. Ask for the certificate.

  4. 04

    Instalments against milestones

    Payments follow construction milestones, into a DLD-supervised escrow account the developer cannot draw on freely.

    Escrow is the protection that matters. Never pay into a developer account that is not one.

  5. 05

    Handover and snagging

    Final payment, an inspection, then keys, utilities and Ejari if you are letting. Budget for the first-year service charge here.

    Snag before you sign the handover, not after. Afterwards it is your bill.

  6. 06

    Title deed

    On completion the Oqood registration converts to a full title deed, and the property becomes freehold in your name.

    This is also the point resale gets straightforward. Before it, you are assigning a contract.
