The busiest developer on Dubai Islands. Fifteen live buildings across the Beach Walk, Sunset Bay and Cotier House lines, all on Central Island, and a delivery record that is only now starting to be tested.
Imtiaz is the name you cannot avoid on Dubai Islands. Fifteen of their buildings are selling right now, more than any other developer on the archipelago, spread across three families: Beach Walk, Sunset Bay and Cotier House. Every one of them sits on Central Island, the built-up core with the shops, the school plots and the only real resale depth on the islands.
The pricing is the reason they sell. Most Imtiaz stock runs between AED 2,210 and AED 3,060 per sq.ft, so the cheaper Sunset Bay buildings sit at or just under the island median of AED 2,445, and the Beach Walk Grand line is where you pay up for a better position. Entry prices cluster around AED 2.0M to AED 2.6M for a one or two bedroom. That is squarely mid-market for Dubai Islands, which is exactly where the volume of buyers is.
Handovers are the part to read closely. Beach Walk I was dated Q4 2025 and the newer Sunset Bay and Cotier House buildings run out to Q1 2028. Imtiaz went from a standing start to fifteen concurrent projects in a very short window, so the open question is not design or price, it is whether a developer scaling this fast hands over fifteen buildings on the dates printed on the brochures. I have not seen enough completed Imtiaz towers yet to promise you they will. Until I do, I underwrite their handover dates with a cushion and I want a payment plan that can absorb a slip.
Most of these are 50/50 or 60/40 plans, which is normal for the islands and means the bulk of your money is due before or at handover rather than after. The buildings are small, mostly 60 to 165 units, which usually means a quieter building and a faster snagging process than the 900-unit towers going up elsewhere on the islands.
So where does Imtiaz land. If you want to be on Central Island at a fair price and you are buying to hold, the range and the entry points are genuinely useful, and having fifteen buildings means you can pick your handover quarter and your exact position rather than taking whatever is left. What you are trading for that is delivery certainty. This is a developer proving itself in real time, not one with twenty finished towers behind it. Buy the building and the terms, keep some slack in your plan for the date, and do not overpay for the Imtiaz name because the name is still being earned.

For price and choice, yes. They have fifteen buildings on Central Island at fair, mid-market prices, so you can pick your position and handover quarter. The caveat is delivery: Imtiaz scaled to fifteen concurrent projects very fast and does not yet have a long record of completed towers, so I underwrite their handover dates with a cushion rather than at face value.
Most Imtiaz stock runs AED 2,210 to AED 3,060 per sq.ft, with entry prices around AED 2.0M to AED 2.6M for a one or two bedroom. The Sunset Bay buildings are the cheaper end, near the island median of AED 2,445; Beach Walk Grand is where you pay up for position.
It ranges by building. Beach Walk I was dated Q4 2025, and the newer Sunset Bay and Cotier House towers run to Q1 2028. Because they are delivering fifteen buildings at once with a short track record, treat the printed dates as targets and keep slack in your payment plan.
Mostly 50/50 and 60/40, which is standard for Dubai Islands. That means the majority of the price is due before or at handover, so a construction delay costs you holding time, not extra instalments. Confirm the exact split per building before you commit.
They can be. The buildings are small, 60 to 165 units, which tends to mean a better tenant experience and less internal competition on rent than a mega-tower. The bigger driver of your yield will be the price you buy at and whether the handover lands on time, so focus there.
