A sustainability and wellness focused developer with two buildings on Central Island. The green and wellness features are real, but the resale case for that positioning is not proven here yet.
Fakhruddin Properties has built its Dubai identity around sustainability and wellness, and that shows up in the two buildings they have on Central Island: Hatimi Residences and Treppan Serenique Residences. The wellness positioning is not just marketing language on their brochures, it runs to the amenity mix and the building spec, and that is the main thing that separates them from the generic mid-market product elsewhere on the islands.
On price they are reasonable. Hatimi Residences is the value entry at around AED 1.9M and AED 1,800 per sq.ft, which is meaningfully below the island median of AED 2,445, and Treppan Serenique sits higher at AED 2,920 per sq.ft from about AED 2.86M. Here is my honest read on the wellness angle. Green and wellness features genuinely help on the rental side, because they give the listing something specific to say and appeal to a tenant who will pay for it. Where I am more cautious is resale. The Dubai Islands resale market is young, and there is not yet evidence here that buyers will pay a clear premium for a sustainability spec at exit the way they might for a beachfront position or a top-tier finish. So I treat the wellness features as a rental and lifestyle plus that is real today, and as an unproven resale premium that you should not overpay for.

Buyers who value the wellness spec for their own use or for a specific tenant profile, and value-minded investors who like that Hatimi undercuts the island median while offering something differentiated.
