About Ellington Properties

Ellington is one of the few developers on this list that arrived on Dubai Islands with a real reputation already made. They built it across Dubai on one thing: finish. Ellington buildings tend to feel considered, the lobbies and amenity floors are not an afterthought, and the resale market has learned to pay for that. That reputation is the reason they can charge what they do here.

They have three buildings on the islands. The Meriva Collection is the big one, a 939-unit development on Shore Island priced from about AED 2.7M at AED 3,375 per sq.ft, with handover dated Q2 2030. Ellington Cove on Central Island is already sold out, which tells you the demand is real, and it traded at a punchy AED 4,785 per sq.ft. Ellington Sands, also on Central Island, is the most accessible entry at around AED 1.6M, though the price per sq.ft of AED 3,272 shows you are still paying the Ellington premium on a smaller unit.

Every one of these prices above the island median of AED 2,445 per sq.ft, and in the case of Cove and Sands, well above it. That is the trade with Ellington. You are not here for the cheapest square foot on Dubai Islands, you are here because the finished product tends to hold its value and rent to a better tenant. On the two Central Island buildings you also get the deepest resale market on the archipelago, which matters more with a premium product because the exit is where the finish quality actually pays you back.

The payment plans are a genuine strength. All three run 70/30, so 30 percent is deferred to handover, which softens the higher entry price and keeps more of your capital working until the building is real. The one number to sit with is the Meriva handover, Q2 2030. That is a long way out, and a lot can happen to Dubai pricing in five years, so buy Meriva as a patient hold, not a quick pre-handover flip.

Who should buy Ellington here. End users who will actually live in the finish, and investors targeting the quality end of the rental market rather than the cheapest yield. Who should skip it. Anyone whose entire case rests on buying the lowest price per sq.ft on the islands, because that is not what Ellington sells and you will lose the comparison on paper every time. With Ellington the value is in the building, and on Dubai Islands they remain one of the few names where the premium is defensible.

Ellington Properties on Dubai Islands, by the numbers

Every figure below is measured against the Dubai Islands apartment median of AED 2,445 per sq.ft, with the payment plan worked into dirhams and the cost to complete added on.

Ellington Sands is priced from AED 1.6M at AED 3,272 per sq.ft. That is 34% above the Dubai Islands apartment median of AED 2,445, a gap of AED 827 per foot, which puts it in the top quarter of island pricing. On its 70/30 payment plan, that entry price splits into about AED 1.12M committed across construction and AED 480K due at handover. Budget roughly another 6 to 7 per cent to complete, around AED 104K: the 4 per cent Dubai Land Department fee, trustee and admin, the first year of service charge and snagging. A completed unit at this price qualifies the owner for the 2-year investor visa; the 10-year Golden Visa needs AED 2M registered, which this entry does not reach. Handover is dated Q4 2028, the building holds 479 units, sized 489 to 2,248 sq.ft, currently selling. View the full listing →

Ellington Cove is priced from AED 2.2M at AED 4,785 per sq.ft. That is 96% above the Dubai Islands apartment median of AED 2,445, a gap of AED 2,340 per foot, which puts it in the top quarter of island pricing. On its 70/30 payment plan, that entry price splits into about AED 1.54M committed across construction and AED 660K due at handover. Budget roughly another 6 to 7 per cent to complete, around AED 143K: the 4 per cent Dubai Land Department fee, trustee and admin, the first year of service charge and snagging. At this price the registered value clears the AED 2M threshold for the 10-year Golden Visa. Handover is dated Q2 2028, the building holds 962 units, sized 460 to 6,000 sq.ft, currently sold out. On its 70/30 payment plan, that entry price splits into about AED 1.89M committed across construction and AED 810K due at handover. Questions about Ellington Properties

Is Ellington a good developer to buy from on Dubai Islands?

Yes, if you value finish over the lowest price. Ellington arrived on the islands with a real reputation for build quality made across Dubai, and their resale market pays for it. Ellington Cove selling out is a fair signal of the demand. You pay above the island median, but with Ellington the premium is usually on the building, not the badge.

How much do Ellington apartments cost on Dubai Islands?

They price above the island median of AED 2,445 per sq.ft. Ellington Sands is the accessible entry from around AED 1.6M, The Meriva Collection starts near AED 2.7M at AED 3,375 per sq.ft, and Ellington Cove traded at AED 4,785 per sq.ft before selling out.

When do Ellington projects hand over?

It varies widely. Ellington Sands is dated Q4 2028 and The Meriva Collection runs out to Q2 2030, which is a long horizon, so treat Meriva as a patient hold. Ellington Cove is already sold out.

What payment plans does Ellington offer?

All three buildings run a 70/30 plan, so 30 percent is deferred to handover. That is a genuine strength here because it softens the higher entry price and keeps more of your capital working until the building is delivered.

Is an Ellington apartment worth the premium?

For the right buyer, yes. The finish tends to hold value and rent to a better tenant, and the two Central Island buildings sit in the deepest resale market on the archipelago, which is where quality pays you back on exit. If your case rests purely on the cheapest square foot, Ellington is not your developer.

How does Ellington Properties pricing compare to the Dubai Islands average?

Their work here averages about AED 3,811 per sq.ft, roughly 56% above the Dubai Islands apartment median of AED 2,445. The entry point is Ellington Sands at AED 1.6M.

What are the purchase costs on top of the price?

Budget about 6 to 7 per cent of the price to complete: the 4 per cent Dubai Land Department fee, trustee and admin, the first year of service charge and snagging. On the Ellington Sands entry at AED 1.6M that is roughly AED 104K on top.

Do Ellington Properties projects qualify for the UAE Golden Visa?

Yes. 2 of their launches here register at AED 2M or more, which clears the threshold for the 10-year Golden Visa, measured on the registered purchase value. Cheaper units still qualify for the 2-year investor visa.
