Avenew has moved quickly on Dubai Islands. Four buildings are live: Lia on Central Island, and Rena, Shoaq and Silena Residences on Shore Island, the beachfront resort island anchored by Rixos. Two of the Shore Island buildings, Rena and Shoaq, are already sold out, which tells you the demand for the location is real even for a developer without a long record.

The pricing sits at the upper end of the island. Rena traded at AED 2,895 per sq.ft, Shoaq at AED 3,150, Silena at AED 3,383 and Lia at the top at AED 4,121, all above the island median of AED 2,445. Entry prices run from about AED 2.3M on the sold-out Shore Island buildings up to AED 3.4M for Lia and Silena. So Avenew is not the value play here; you are paying for the Shore Island beachfront position on three of the four, and for a higher-spec proposition on Lia.

The payment plans are standard, 50/50 on Lia, Shoaq and Silena and 60/40 on Rena, so most of your money is committed by handover. Handovers span Q2 2027 for Rena out to Q2 2028 for Silena, which is a reasonable near-to-mid horizon.

Here is the part I will not dress up. Avenew has no completed towers on Dubai Islands to point to, so the handover dates are a promise, not a track record. When two of four buildings sell out that fast, it usually means the price was set to move quickly, which is good for the developer's cash flow and fine for you if the building lands on time, but it does mean you are underwriting a newer name at above-median prices. That combination needs the location or the specific unit to be genuinely worth it.

Who should look at Avenew. Buyers who specifically want a Shore Island beachfront address and are comfortable that the resort island has the committed infrastructure to support it. On Lia, buyers who want the higher-spec Central Island product and understand they are paying a top-quartile price for it.
